The genius loci puts in evidence a land - Dolni Dunajovice - that is functionally organized in two levels, the ground level and the underground level, the first featured by buildings of the traditional type, small sized, grown along the main roads with a residential or accomodation use, otherwise the second consists in the many traditional cellars made in underground brick made tunnels with direct access from a single level facade.
The land is clearly agricultural, featured by smooth movements of the land that give a really pleasing and characteristic impact to the eyes.
The investitors has also expressed the focus on the following points, that we totally agree with:
  • Respect for the area;
  • Keep the original spirit of the location;
  • Buildings merged with the landscape;
  • Effective functionality;
  • Long distance view;
  • Aesthetic and function are both important.

  • The new building design divides the functions in two levels with the winery mainly in the underground and all the other function above the ground, according to genius loci.
    Planimetrically, the project originates from the geometry of the existing building, whether it is underground or above ground, creating spaces in which new and ancient blend harmoniously, maintaining the characteristics of uniqueness and identity of the place.
    Then, starting from the basement, we find on one side the traditional cellars reused for the fermentation of white wines or for tourism, on the other the new winery.
    The space that is created between old and new is in fact an empty space in the open air that has the purpose both of connection between the buildings and of social aggregation. It is the square, partly covered, where parties, events, company promotions and winery tours will take place.
    The perception of this empty and fragmented space as a meeting point between old and new will be a large internal courtyard, a formal element that often characterizes the urban tissue of the place.

    The perception of the new complex and therefore the identity is entrusted to the above ground building, conceived using the archetype of the buildings of the place revisited in a modern way.
    The fragmentation of the existing building is unified by the volumes in addition, designed as a single body, treated all with the same material, in order to generate a new, strong identity that can be perceived even from a long distance.
    It's always the added volumes that creates, by subtraction, the main entrance to the complex.
    Inside the existing buildings the functions of representational, sales and reception area spaces have been located where the traditional cellars have a function of tourism and connection to the square, where instead the old cellars have been reused for production purposes have been located the offices for winery use.

    The winery tours starts from the first historical building with the reception and the selling and goes on inside the old cellar that give access to the internal square. This passage is really interesting for us because it’s like a maze that connects the past to the future, the history to the new. The square gives the possibility to look inside almost all the important areas of the winery. From the square it is possible to reach the grapes reception area using a big stair that connect the levels. From the reception of the grapes is then possible to go inside the winery and to visit all the rooms of the building. Once that the tourist has reached again the square they can decide if they want to go to the tasting area or to go out of the winery passing trough the product exposition and selling.

    The accomodation is located in the new buildings and it’s composed by 7 rooms located on the top of the old buildings and 15 in the new building on the left side of the main entrance.
    At the ground level of the new building are located a breakfast area, store and technical rooms.

    The design has been developed without thinking a specific material, its composition has been developed using 3 simple elements: the history, the new and the emptiness. In a second phase they have been linked to the materials that we prefer as colored concrete, metal and glass. But it’s not a fixed choice.
